Do I have to inspect the property?

Yes, you must ensure that property meets your requirements. Once you sign the legal tenancy agreement you will be bound by its terms.

Who goes on the lease?

All occupants of the property over the age of 18 must be on the lease. If you require a financial guarantor to assist you to get into a property, then that guarantor will also have to be named on the lease.

How long will it take to process my application?

Once you complete your application and provide all the necessary documentation, in most cases we will process your application within 24 hours.

Delays can occur if your personal or employment referees delay in providing the information we request of them.

Can I have a pet?

In most cases, pets are considered on application. It’s important to consider the suitability of each pet on a case-by-case basis as obviously some pets are more compatible with certain types of properties. Ultimately, the property owner will have the final say as to whether or not your application will be approved with your pets.

Can another person move in with me?

You must seek permission to add people to your lease. Additional tenants will have to complete our application process and sign onto the lease. We may refuse your request if the property is unsuitable for an additional person, or the person you are proposing does not meet our eligibility criteria.

What happens if I need to break my lease?

Life happens. For so many reasons it may be necessary to break your lease. It is most important that you communicate with us as soon as you know what is going on so we can help you manage your transition.

You’ll be responsible for continuing to pay rent until a new tenant can be found. Depending on the State you live in you may be required to pay costs associated with the break lease such as advertising or even a re-let fee in some States.

How often are inspections?

Your first inspection will occur 6 weeks after you move in. After that, we aim to inspect your property every 4 months. So if you’re on a 6-month lease, you’ll likely have two inspections, and if you signed a 12-month lease, expect four inspections.

In any case, we’ll give you notice advising when we’ll inspect, and give you a time-frame of when we’ll enter. You can choose to be there, but it’s not necessary.

How do I get store discounts with Baxton Concierge?

The Baxton Concierge RentPay club is not available in Tasmania due to legislative restrictions.
